Welcome to 70 Shaw Lower Coverdale, NB.

This custom designed home was built and completed by Chris Franklin Signature Homes in 2019. The home was designed by Chris Franklin and Jeff & Jeannette LeBlanc, the current owners. Chris Franklin is a Master Builder and Jeff LeBlanc has experience as a Realtor and is a Certified Master Home Inspector and Radon Mitigator. This team combined their knowledge and experience to deliver this award winning home located 10 minutes from downtown Moncton at 70 Shaw St in beautiful Lower Coverdale.

The Lot
This 2.2 Acre parcel of land is located at the back of a 20+ year old subdivision. The area behind this lot is made up of hundreds of acres of forest. From the street you will find natural wild flowers growing in the ditch and at the top of the first crest of land. A well kept grass lawn with a variety of trees borders both sides of the main entrance. As you enter the driveway and follow the meandering driveway down the first incline and across a culvert for run off the driveway splits to front and rear parking areas. Front parking gives access to the 2 car attached main floor garage and additional parking for multiple vehicles. The architectural angles of the home are obvious as the roof line changes as you enter the hallway to the master suite. Guest powder room and laundry chute are found along this hallway. The lower level stairs descend from the main floor mudroom giving access to the lower level family room with walk out. The lower level office is behind dual pocket doors and contains built in closet shelving and an egress window for future bedroom (#4) use. The lower level also contains the laundry room with cabinet and laundry sink, full bathroom with dual vanities and 2 additional bedrooms complete with walk in closets and built in window seats. The far corner of the basement contains the mechanical room with access to the most organized electrical panels, central heating and HRV along with the Ecowater softener, heat pump water heater, radon mitigation system and internet hub with security cameras.

The Lower level garage has a hot and cold faucet and gives access to a tool room for storing liquids etc. This tool room contains a slat wall that is hiding a lower level secret room. This room can be used as a safe room, firearms room, storage room or it could give an extension to the existing lower level family room. This room contains rough ins for plumbing and an electrical sub panel is present for future electrical requirements.

The upper level games room loft is located above the main floor garage and is accessed from this garage via the secondary mudroom. The loft maintains the main floor vaulted ceilings and is home to a wet bar with fridge and dishwasher as well as a future use stove receptacle. The loft features a half bathroom which has a corner shower rough-in. This area could be used as a self contained in law suite accessed from the garage. This area is on a separate heating system and has sound proofing in place.

Energy Efficiency
R2000 registered home.
All windows are triple pane. Every window is a picture of natural forest, no window coverings needed.
Exterior walls were constructed of a 2x6 wall that contains minimal electrical (exterior receptacles only) This maintains the vapour barrier with less chances of air leakage. A second 2x3 wall was built inside that contains the electrical and another layer of insulation. The exterior has 1” styrofoam added for an R32+ wall.
The ceilings are blown in with over R60 insulation value.
Energy Efficient condenser style water heater, takes warmth from inside air to assist in heating domestic hot water.
Two inches of spray foam was applied under the basement floor.
High efficiency air to air Carrier heat pump gives central heating and cooling to the main home.
Mini split heat pump delivers climate control to the loft area.
Back up electric baseboards in lower level and loft areas for comfort.


Smart Home Design
12+ smart wifi switches throughout the home, enables remote control of switches including timers and programmable settings.
Cell Phone Booster by WeBoost Exterior cell phone antennae captures cell signal and relays in to the interior. Interior antenna located in main floor living room to boost interior cell service. Additional coaxial cables were installed for additional interior antennas as required, in basement family room ceiling and in loft.
Unify Wifi system. Hardwired Cat 6 access points are located as follows; one in lower level mechanical room, lower level family room, main floor living room, master bedroom and under the bar in the loft. This allows for excellent wifi coverage throughout the house and extends around the exterior. Fire pit area can access wifi.
Cat 6 fibre optic cables were installed from the mechanical room to all bedrooms in the house to allow for hardwired internet or other future uses.
